Time to Renovate Dec/Jan '26

From dreaming to doing - converting that garage

From dreaming to doing - converting that garage

Depending on whose dream wins, by this time next year you could either have a top of the range vehicle or a garage converted into a rentable flat. One will cost you money, the other will earn you money. Logical choice, really: Enhance the value of your property with a well-planned, repurposed outbuilding.

Time to renovate Dec Jan 26

First things first: Engage your local authority to learn about the intricacies of plans, permits and costs and share your dream with a draughtsman or architect. The trickiest part will be the sewerage outlet, the water and electricity supply, and the parking area. Heating, ventilation and air conditioning are crucial. Don’t forget fibre for wifi – a major selling point to potential guests,

And while you may be fantasizing about pretty linens and quirky cups, rather concentrate on getting the basics right. There are some big people out there, so do plan your bathroom with enough elbow space. Similarly, short guests need cupboards that are within reach. Ramps instead of steps make life easier for wheelchair-bound guests.

Garage floors are usually sloped, so levelling will be important. Think about insulation, an attractive front door and consider adding a stoep. Your plans need a professional’s input to maximize the space and meet building code requirements.

With the must-haves and must-do’s behind you, concentrate on the finishings and furnishings. Choose designs that are durable, comfortable and attractive to renters. A bright room with natural light as well as overhead lights and reading lamps is always attractive. Think safety – are you obliged by law to install smoke or carbon monoxide detectors? A fire extinguisher may be ugly, but it sure is useful. Consider extra mattrasses for children or a baby bath that doubles as a crib. You can’t go wrong with high-quality bedding and towels.

Add finishing touches like non-slip, warm rugs for winter feet, a desk with multiplugs plus a welcoming note outlining the home rules. Will your hospitality include fresh milk in the fridge, fruit on the counter and a chocolate on the pillow? What about a collection of travel guides and take away menus?

Make your unit instagrammable by landscaping the outside area, giving it an inviting entrance. With safe parking as part of the package, out-of-towners would love to book your place. However, some driveways and parking spots are difficult to manoeuvre; make sure your photos show the accessibility for vehicles. No-one wants to pay for parking but have to stand in the street because their vehicle is too high or broad for the space available.

Finally, register on platforms such as Airbnb, Booking.com and Lekkeslaap.co.za and remember to insure your asset and that your income is taxable!
