Justina Hamupembe: Your trusted Home Girl in real estate

Let’s get to know Justina Hamupembe from Chili Real Estate. The next time you wonder who to choose as a real estate agent, your decision will be so much easier!

When did you become a real estate agent and what made you choose this career?
I obtained my real estate license in 2015. It all began when a friend of mine sparked my interest and intrigued by his achievements as agent, I passed the NEAB exam and completed my first two deals with him. I have never looked back and fell in love with my job. To assist people in purchasing homes, which is such a significant milestone in their lives, is something I genuinely enjoy.

You are known as #yourhomegirl: Why did you choose that hashtag?
'Your home girl' refers to a friendly companion but in my case also to the girl who specialises in dealing with homes. My goal is to be a supportive presence, always advocating for my clients’ best interests throughout the entire transaction. I aspire to establish trust and reliability, so they can confidently depend on me as a knowledgeable professional – the way you would depend on a trusted friend.

"Loyalty, honesty, transparency, generosity and kindness is what I try to offer to those who are deserving," said your Facebook post in 2022. Is this still your motto in life and why?
Yes, those principles and traits are the cornerstones of my relationships, in business and personally. Upholding a strong and reputable image is important. I believe in reciprocity, meaning that if you treat me well, I will strive to exceed your expectations and treat you even better.

What advice would you give a client if they see interest rates going up and up and they cannot keep up with payments?
Correcting an error is far more challenging than avoiding a problem. That's why I'm so passionate about educating first-time property buyers. If you're an existing homeowner already stretched thin budget wise, rising rates can be devastating. I suggest contacting your bank as soon as possible to explore strategies such as refinancing, which may help make the monthly instalments more affordable.
However, for first-time buyers, I strongly advise against purchasing a home for the maximum approved amount. This allows for some flexibility when rates rise. Also, cut back on expenses, explore alternative sources of income and advocate for a raise at your current job.

What is your approach with prospective buyers?
I strive to understand the motivations of my clients when they wish to buy a property. There is no one-size-fits-all strategy. Everyone has unique circumstances, goals, and preferences. Once I thoroughly understand the client's desires, I can provide personalised guidance and tailor the best advice.

Are there any wise words you would like to say in closing?
"Buy land, they're not making it anymore." - Mark Twain. Enough said!
