Meet Glenda Bosch
It is evident that Glenda loves people and property, and nothing brings her more joy than helping a client find their perfect home. Her 25 years+ experience in the property industry is definitely her competitive advantage.
“My strongest qualities are tenacity, consistency, a love of knowledge, professionalism, loyalty, honesty, empathy and a sense of humour — each of which guides how I work with clients and approach every opportunity.”
Do you keep track of how many buyers and sellers you have successfully linked over the years? If yes, why?
Yes, I have a database of all previous transactions. Tracking transactions helps measure success, identify strengths and areas for improvement.
You state that your values are to treat all clients with respect, decency, transparency and honesty. How would you deal with a situation where the seller conveniently forgets to declare major water damage and the buyer is livid?
This would fall into the category of a latent defect which should have been declared if known to the seller. If there is proof that the seller knew about this defect, then the seller would have to re-imburse the purchaser for any costs incurred to rectify the situation.
You offer free valuations of properties. Are you also trained as valuator or do you outsource? Why is it useful to have this info?
I can either arrange a valuation by a sworn valuator or provide you with a market-related estimate myself. Thanks to my studies at UCT, I have some knowledge on valuation. Usually, agents’ estimates tend to reflect market conditions more accurately than formal valuations. Also, valuers’ assessments may vary – some place more emphasis on finishes than others, which can lead to quite different outcomes.
What is your take on the current real estate scene?
The market is currently very active, but stock levels are low, and there aren’t enough new developments to offset this shortage. As a result, conditions are likely to worsen, leading to a stronger seller’s market.
Tell us about AI in your sector?
AI can improve from administration to service delivery, it enables smarter marketing and can automate lead generation and follow-ups, saving much time.
The disadvantage is reduced personal interaction, and everybody’s ads now have the same AI ring to them!

Glenda’s passion for learning led her to complete the Property Investment and Development course at UCT, where she discovered a deep interest in sustainability.
“This inspired my mission to provide basic, dignified homes for the domestic workers who care for our households, using sustainable design to reduce monthly costs and ensure long-term value. I'm also exploring carbon credits as a way to make these projects financially viable and environmentally impactful.”
In her spare time, she finds peace in her garden, tending over 30 fruit trees and experimenting with ways to preserve nature’s bounty. She loves entertaining and cooking for friends, and one of her proudest achievements was earning her Private Pilot’s License – flying is truly magical. “All I need now… is the plane!”
