How would you describe the current real estate market in Namibia?

The outlook is positive with steady growth, with house prices rising 8 – 9% year-on-year. Demand is strong in Windhoek and coastal hubs like Swakopmund, driven by urbanisation, limited housing supply, and easier access to home loans. Entry- and mid-level homes lead, while luxury and commercial properties remain subdued.

How can a buyer or seller best prepare before contacting an estate agent?

For buyers, readiness begins with financial preparation — having pre-approval and supporting documents readily available and knowing your preferred areas and priorities.Sellers should ensure that the property is well-maintained, decluttered and documented. Being realistic about pricing and open to professional advice helps achieve a faster and more successful sale.

Are there particular property types that offer better returns? Specifically in the Khomas & Erongo regions?

Well-located apartments and townhouses, particularly in areas such as Kleine Kuppe, Windhoek West and Rocky Crest, tend to offer consistent rental returns. Coastal short-term rentals in Swakopmund and Walvis Bay perform exceptionally well due to tourism demand. Commercial properties, especially in high-traffic or industrial zones, remain excellent for long-term investment growth.

How do you balance clients’ lifestyle needs with their budgets?

By assessing clients’ daily routines, family needs and professional commitments, I can identify properties that align closely with both their preferences and financial capacity. Often, this involves finding creative solutions or alternative areas that still deliver value and convenience within the client’s budget.
