                                    HOUSEFINDER SPECIAL EDITION - PIPF | NOV 20259The Osona Property Management Company (OPMC) acts as the operational engine of Osona Village, executing municipal directives and managing day-to-day administration, from levy collection to resident liaison. Meanwhile, the Homeowners%u2019 Association ensures that residents%u2019 interests are protected, fostering transparency and community engagement %u2013 factors that enhance long-term property value and investor confidence.In 2015, the Municipal Council of Okahandja and Preferred Land Development Holdings (PLDH) established the private company Osona Property Management Company (OPMC). The Council, PLDH and OPMC also concluded a service level agreement appointing OPMC as the Council%u2019s exclusive agent and service provider for purposes such as collecting assessment rates levied and providing utility services.OPMC started with only three employees back in January 2016 and currently OPMC has created employment to over 63 people of which 89% are based in Okahandja and Osona Village.Key responsibilities of OPMCAs the local administrative and operational body at Osona Village, OPMC ensures smooth operations and quality service delivery to all residents. These responsibilities include:%u2022Billing and collection of levies and rates%u2022Supply and distribution of electricity and water%u2022Sewer and waste management%u2022Maintenance of infrastructure%u2022General village administration and resident communicationOPMC also serves as the link between residents, developers and external service providers.Managing the Osona communitySafety and community engagementTo promote safety and a sense of community, Osona Village has installed CCTV cameras across the village and offers 24-hour security services through Onyati Security, helping to deter crime. Recently, the Namibian Police also established a mobile police station that operates on Mondays and Wednesdays, providing direct access to law enforcement services within the community.OPMC further engages residents through platforms such as the Osona Village Homeowners%u2019 Committee and the Neighbourhood Watch, encouraging participation in decision-making and safety initiatives.Partnerships and community servicesIn collaboration with the developers, Osona has invested in additional community services and amenities. These include playparks for children and greening projects such as tree-planting initiatives that enhance the environment and overall quality of life for residents.
